California law requires landlord to account for and return deposits less deductions within 21 days of tenant giving landlord possession. The form we use is called a security deposit transmittal. Our procedure is; once tenant has turned over possession, our staff will inspect the residence, fill out the inspection form and take photos, when it is completed our staff will obtain cost to repair any damages and complete the security deposit transmittal. We let you know what is needed, and once the necessary funds are in your account, we move ahead to make the residence rent ready and place the residence on the market when completed.
