When a tenant doesn’t pay rent on the 1st of the month, then we post a 3 day notice – usually by the 5th. (Tenants are allowed to mail rent postmarked by the 1st, so we have to give the mail a couple of days to come in.) A 3 day notice demands rent to be paid within 3 days or we will file for eviction.
