What does the Architectural Committee think are the requirements for the next roofing material?
We think the next roof should be our last roof (permanent). It must be class A, the highest fire rating available, and it should resist high winds. To avoid any further sag in our roof joists, we need a lightweight material in the neighborhood of five to seven pounds per square foot. Normal foot traffic on the roof should not damage the material. We would like to see more roofing texture than the current roof and we want an earth tone color. Will the new roof be mounted on the existing skip sheathing? We could do that but it would not provide a very good mounting surface for the new roof. Plywood sheathing (1/2 inch, 5 ply) would provide a much more stable surface, would protect the asphalt felt layer (second line of defense against leaks), would add a great deal of shear strength to the roof to resist earthquake damage, would avoid penetration of the felt layer by old renegade nails, and would speed up the roofing installation.
