What does NOD, LIS, NTS, and NFS mean?
NOD = Notice of Default; this is a notification given to the borrower, stating that the borrower has not made payments, and if they don’t make payments, the lender may choose to “foreclose” the property (which means the property is in pre-foreclosure) LIS = An abbreviation of the Latin term lis pendens. It literally means “suit pending,” and alerts potential buyers that the current property’s title is in question. NTS = Notice of Trustee Sale (NFS = Notice of Foreclosure Sale). A filing by notice of a public auction that is open to all bidders. The property is usually awarded to the highest bidder who meets all the criteria set by the Trustee.
