It is normal practice for commercial properties to be let on FRI terms which means the tenant is responsible for all repairs and maintenance, internal and external, including the property’s share of common repairs to the building. The tenant is also responsible for paying insurance for the property. This is generally done by the Council (as landlord) insuring through its block policy and reclaiming the cost from the tenant. The tenant will be responsible for arranging their own Contents Insurance.
