What documents are often requested at commencement of an appraisal assignment?
At the start of any appraisal assignment, appraisers routinely ask for the following: 1. A recent title report (where applicable). 2. Any relevant third-party reports soils, seismic, EIR or negative declaration, etc. 3. Copies of any current leases (where applicable). 4. Copies of any purchase or option agreements (where applicable). 5. A rent roll (where applicable). 6. Three years of pro formas (where applicable). 7. Any tentative tract map along with final recorded map (and any other maps that cover subject property). 8. Conditions of approval for tract. 9. Three-year sales, option and listing history of property. 10. Any relevant brochures and current price sheets for property. 11. Any outstanding environmental or development issues or conditions that need to be completed as conditions of the project need to be discussed. 12.
