What do the HOA dues cover?
The Covenants and Bylaws spell out the HOA’s responsibilities in detail, but in a nutshell we have to maintain common property Tracts A, B and C, the entrance island, fences and the water quality pond. The HOA must also maintain insurance and documentation of its business records. We use the website for the records of the HOA business. Q: Who is responsible if there are covenant violations and how do they get enforced if the owners are living in another state or country? A: It is the owner’s responsibility to ensure the Covenants and Bylaws are followed. Enforcement will be done as allowed in our Covenants and Bylaws, on a case-by-case basis. Obviously if the owner is not local, it may be more difficult for them to know or realize exactly what a renter might be doing.
