The Artery conversion will take about $33,700 a year for 10 years; although this fixed cost estimate could be adjusted by actual costs of the repairs. So this is essentially a known quantity — there should be no surprises as we move forward. The Streets Committee feels the side roads can be maintained for approximately $15,000 a year, but again, a new reserve study will have to be commissioned to better quantify this. In total, the requirement should be $48,700 a year for street maintenance. The HOA takes in about $700,000 a year from dues/assessments. Streets are our biggest asset (and currently our biggest liability) thus $50,000 out of $700,000 seems like a reasonable budget to handle.
