What assurances do I have that Esso will not ie-up my site without having a serious interest?
Prior to engaging the seller/lessor in contract discussions, Esso will have already spent over $8,000 in preliminary due diligence to ensure to meets or exceeds primary site requirements (physical, economic, etc.). Once under contract, Esso will spend approximately $60,000 on reports including appraisal, environmental, and many other essential pre-qualifiers. Nationwide, Esso has a close rate of greater than 80% for those sites that are placed under contract.
