What are the requirements and limitations of erecting a shed on my property?
In general, a storage shed may be constructed in the rear yard of a residential property provided that it does not exceed 10 m2 (107.64 ft2) in area and it meets the minimum required setbacks and height restrictions established by the zoning by-law for each property. For most residential lots, a minimum setback of 0.6 m (2ft) from each lot line is required and a maximum height of 3m (9 ft 8 in) is permitted. On larger lots in Residential Hamlet or Residential Estate Zones, a setback of 1.2m (4 ft) must be maintained and the shed can be increased in size to a maximum of 23 m2 (248 ft2). The height can also be increased to a maximum of 4.5m (14 ft 9 in). A building permit must be obtained for any shed that exceeds an area of 10 m2. For corner lots or lots that back open space, floodplains, golf courses, etc., the zoning by-law may establish different standards for residential sheds.
