What are the property managers assessment collection procedures?
30 Days Delinquent- Statement and First Notice Letter shall be sent to property owner with interest due 60 Days Delinquent- Manager shall send Second Notice Letter notifying owner of collection cost, and intent to file lien if account is not brought current. $25 Late Fee placed on property owners account to cover certified mail sent. Balances accrue 1 % interest per month on unpaid balances. Property owner is informed in the notice they have 30 days to pay their outstanding balance or a $250 lien processing fee will be applied to their account. 90 Days Delinquent- Manager shall send Final Notice Letter and statement of account notifying owner that a Notice of Lien is being filed and suit will be filed if the account is not current within 30 days of this notice. Affidavit of lien is prepared, signed by Board member, and filed with County Clerks office.
