What are the Property Appraisers duties?
The Property Appraiser is charged by the State Constitution and statutes with appraising all property in Alachua County at 100% of market value as of January 1 every year. This means that Florida is on an annual reappraisal cycle so your property value could change each and every year. If you agree that the market value of your property as of January 1 this year was at least as much as shown on the notice, then the tax bill you receive in November will be based upon that value. You will be able to acquaint yourself with actual property market values, as opposed to ‘rumors’ you may have heard about your area. You will then have the opportunity to make us aware of any special circumstances about your property which may affect the value.
