When a condominium is formed the State requires the developer to describe the project which is broken up into the individual apartment space, the common areas and sometimes, limited common areas. The Declaration of Condominium Property Regime is the document that defines and describes these parts of the Association. In other states the Declaration is also called the CC&Rs. The By Laws are the second important document as they tell how the property is operated and governed. It also details your voting procedures and provides rules. Finally, there are the House Rules. The Board is authorized to formulate House Rules to provide detailed guidelines on how all the members of the community (association) live in harmony. They are not required to ask the ownership for permission to set or change rules; they are only required to provide a 30-day review period.
