What are the distinctive differences between Construction Management and General Construction?
There are two very distinct differences: 1) The Construction Manager works to the benefit of the owner. All savings generated by cost effective “subcontracting”, product substitutions, and early completion directly reduce the bottom line costs to the Owner. 2) In the opening article of the construction management contract, under Construction Manager’s services and responsibilities it states ” the Construction Manager covenants with the Owner to further the interest of the owner…” This type of statement is not found in the General Construction Contract.
