What are the different types of real estate deeds?
General warranty deed – this is the strongest type of deed that there is. The conveyance of a general warranty deed brings with it the assurance that the seller or “grantor” holds clear title to that piece of property and has the right to sell it to the buyer, or “grantee”. This guarantee extends back in time to all previous owners of the property. Special warranty deed – this type of deed is much the same as a general warranty deed, except for the fact that the guarantee includes only the seller and not any of the previous owners of the property. The grantor of a special warranty deed gurarantees that he or she has received title to the property and that there were no encumbrances on the property during their time of ownership.
