A 2003 SMS homeless study has demonstrated that whenever the economy thrives, the homeless numbers increase, because those least able to economically compete for a shrinking and limited number of homes and rentals are forced into difficult and overcrowded living arrangements and homelessness. The fact that the median price of a home is now at $625,000 on Oahu, $700,000 on Maui, and $400,000 for Hawaii Island illustrated the challenges that we all face in being able to provide a simple shelter for families in Hawaii. The rising costs of homes have also led to more homes being sold to maximize the value of the property, thereby taking that property off of the housing rental market and further shrinking housing and rental inventory.
