The termite swarms will be done soon and it won’t happen again until next year. And the damage they are doing to the property is the owner’s problem. As for the ants, is there a reason you think they are “wood ants?” From what you describe I’m betting they are odorous house ants. And they are not coming up from the drain. They are going down to the drain to drink and you see them coming back up. In my city it is the law that the owner has to pay for the control of pests if that pest is in more than one of the units. So, talk with your neighbors and band together to get the owner to take responsibility.
