If you demanded payment up-front, you would probably not like the outcome. And you are entering this business at a very bad time. There are sooo many notaries with years of experience that are doing closings at this fee, why would someone use a newbie. I am not trying to sound harsh. My suggestion is to see if a local TC will train you. The pay will be less but the experience invaluable. In a year or 2, the market will have recovered and hopefully fees will have gone up. Plus, the TC will be a good reference.
