What are comprehensive plans and the Land Development Code?
The comprehensive plan, known as the Sarasota City Plan, is a set of policies governing growth and redevelopment in the City of Sarasota. It includes chapters on Neighborhoods, Environment, Recreation and Open Space, Transportation, Utilities, Housing, Future Land Use, and Capital Improvements. The Land Development Code, also called the Zoning Code, (which includes the Downtown Code or Smartcode) is a much more detailed set of regulations governing development including parking regulations, signage regulations, setback and height restrictions as well as use requirements and restrictions.
