CAM charges or “common area maintenance” charges are a variety of direct pass through expenses associated either with project level common areas and facilities or with a building on a NNN (Triple Net) lease. Examples of CAM charges include electricity, gas, landscape and irrigation maintenance, window cleaning, property taxes, snow removal, insurance, sign maintenance, etc.

Common Area Maintenance (CAM): This is the amount of additional rent charged to the tenant, in addition to the base rent to maintain the common areas of the property shared by the tenants and from which all tenants benefit. Examples include: snow removal, outdoors lighting, parking lot sweeping, insurances property taxes, etc.
