We begin negotiations 24-36 months in advance. Our challenge is in planning for replacement of new facilities. It can take up to 18 months, or longer, to build a new facility and we are required to obtain community input. We need time to negotiate and you need time to conduct your own research on your needs and wants; to consider your whole investment portfolio. That’s why we call you three years out. At two years, we want to make a decision. At one year out, we’re willing to move out. If negotiations are not going well or we feel you are not sincere in working with us, we are willing to stop negotiating and move out of your facility.
