Your unit door is a part of the unit itself and is your responsibility. The Association will paint the hallway side of the door and frame, but you must maintain the door. Unit doors are certified 20 minute fire-rated doors, in accord with the Uniform Building Code of 1994 (UBC) that is incorporated into Honolulu City Ordinances. According to the City & County Building Department, the UBC provides that entry doors, what it calls “interior corridor” doors, must be tight-fitting against smoke and draft, and be self-closing. The intent here is to ensure that unit entry doors provide protection against fire and smoke from both outside and inside a unit. A door that has sustained any structural damage can no longer be fire-rated. It can not be repaired. It must be replaced. Since the Ordinance applies to Waikiki Banyan as a whole, the Association must ensure that any damaged unit entry door is replaced with the appropriately UL-certified fire-rated door.
