The concept plan doesnt show setbacks. What are the setback requirements for the grocery store and other large buildings?
Parking Comments: Several residents commented on what appeared to be too much parking area in the concept plan shown at one of the Forums and presented at other meetings by the developer. To strike the right balance for parking requirements, a mix-used parking analysis study will be conducted. The Planning Board proposes granting a one third reduction on required parking if it is for shared uses. Residents cautioned that this analysis needs to be done carefully and pointed to the parking lot between Donelans and JJ McKays where parking is often limited when both businesses are open. A resident commented that the Town needs to evaluate the ratio of impermeable to permeable surfaces in light of parking regulations. Other residents expressed concern because too much impervious surface in the aquifer district could create storm water runoff issues.
