Shouldnt I just get 3 bids and give the work to the lowest bidder?

Your mortgage company and your insurance carrier expect you to repair your property with materials and labor of like, kind and quality, which is why it is important to select a quality contractor that can perform the work in a professional and timely manner. Regardless of which contractor you choose, your only out-of-pocket expense is your deductible and any co-insurance if applicable; therefore your decision should be based upon quality and service, not price. The lowest bidder might not agree!
