you should not buy the house without having the home inspection done before you sign .because after you sign it`s to late and you will be responsible for anything that is a hidden needed repair [leaking roof,gutters,hot water tank,leaky pipes and bad wiring] have the home inspection to protect yourself and your family …well worth the price for safety’s sake
