Through the Construction Management approach the schedule can be accelerated. The budgeting work completed, the design work can begin. The design work is begun using a critical path approach taking the areas of work that are primary, or require materials that have a long delivery first. The Construction Manager then purchases the long lead materials in advance of the award of the prime contract of installing these items. The first areas of work are bid out to the prime contractors and the work begun on these areas even before the subsequent areas of design are completed. This process is referred to as “fast track” construction, and can save significant time in the schedule should the owner elect to proceed in this fashion. The cost of Construction Management may be slightly higher for this approach. The owner can best determine, with the help of the Construction Manager, if this approach is required or will save money in the final analysis.
