OK so its a true multi listing service – just what does this mean?
A. There are various searchable databases out there providing somewhat limited information. Some of these allow you to join their multi-listing but, if you want to sell another agents listing then you still have to contact that agent to negotiate commission share. So you cant just treat the listing as your own and book a viewing – as you can with CONCEPT MLS. Then there are some that are (or are close to being) a Franchise, with marketing and branding that identifies each individual agent as a member of the multi-listing agency. But think about this. If all agents are branded the same then how do you stand out to get the property listed in the first place? Further, if you have a property listed and someone sees your board, they actually see the branding so would probably go to any agent with that branding – not necessarily your office!
