My water heater is leaking from the drain. Whats wrong?

If the tank itself is not leaking, there are 2 areas that can sometimes leak. The first is from the temperature and pressure relief valve located on the top area of the water heater. It can leak because of a bad relief valve or it could be an indication of excessive temperature or pressure. The second area is from the water heater drain itself. Both can be repaired, and the cost associated must be weighed agains how much useful life is left for the water heater.
