It is NEVER advisable to change the locks or remove a critical service (such as hot water or power) in order to force the tenant to leave the property. Said actions amount to what’s termed a “self-help eviction” and taking matters into your own hands could result in greater trouble than just the non-payment of rent by the tenant. When facing a tenant that refuses to pay, a Landlord’s best remedy is to consult an experienced attorney and commence a lawsuit for eviction against the Tenant to peaceably remove the tenant from the property.
