My neighbor’s house is almost identical to mine and just sold last week for a lot less than my property tax valuation. Why isn’t ValueAppeal recommending that sale as a comp?

The comps used for challenging your property tax valuation must have sold before the assessment date. For instance, if the assessment date for your county is January 1st, 2009, all the comps used in your appeal must have sold prior to that date. Most counties will allow homeowners to use comps sold up to three years prior to the assessment date.
