My land is in an incremental change area and does not meet the average lot size. What are my chances of having my application approved?

If it’s only marginally under the average lot size guidelines, if it meets the purpose of the Incremental Change Area and, the Zone requirements (private open space, site coverage, etc.) it may be considered. Otherwise it probably wouldn’t be able to meet requirements. An application on a lot that’s below the average lots is likely to be referred to the Ward Councillor and any decision may be made at a Council meeting.
