If you do this the way I teach it, you’ll find that you’ll have the house leased before the tenant actually moves out. The only situation we’d have where the tenant moves out before we have the house leased…because we have a 30 day notice from the tenants. It only takes us 3 weeks to lease it. We lease it within 3 weeks of that tenant giving us notice. On the other hand, if the tenant just moves out on us, we’ve got that 3-month security deposit. You say well what about the person who has the 1-month security deposit…you don’t get it…they’re perfect. They don’t do that. That’s why their credit report is perfect. That’s why it stays perfect…that’s what perfect means.
