Legionnaire’s disease is caused by legionella bacterium. The bacteria can be found in any type of water system, but are most prevalent in warm (25-40°c) un-treated water. It is usually spread when water droplets containing the bacteria are dispersed into the air, as happens with cooling towers, shower heads, spa baths etc. It is not associated with most modern forms of air conditioning as there is no warm stagnant water involved.
