I”ve been led to believe the 8-10% is an excellent return (based on stock market returns) and expecting anything higher is considered extremely risky. Is that true?
Your belief that an 8-10% return is “reasonable” and that exceptional returns require accepting enormous risk is based on information and material received from companies that offer investments whose success is solely dependent upon stock market returns. Banks, corporate and institutional investors for years (since 1911) have regularly obtained excellent yields with no market-correlated risk through the use of life settlements.
