Is there a take over fee for an occupied unit?

There is no takeover fee. We do ask for an emergency fund up front (usually $100 to $150) which is kept in your account during our management in case something comes up and an initial operating fund (usually $100 to $150 when vacant) which helps cover the initial Register Guard bills (if needed). If the operating fund is unused or partially unused then the pro-rated portion is credited to the Owner.
