Is the Harriman Hill (HH) neighborhood “over development” of the site and for Wolfeboro?
The ELRHC purchased the 35+ acre backland site, after subdividing off the construction company on 109A and contractor’s yard. Under the Workforce Housing (WFH) ordinance, developments which meet certain requirements and have access to town water and sewer, are permitted density of four units per acre. Allowable density is calculated by subtracting the roadways, parking areas, and any wetlands, which in this case leave approximately 25 acres able to be developed. This would allow a density of about 100 units. We are only building a total of 68 units over three phases. To compare the development size in the neighborhood, this is only 63% as many units as the abutting Birch Hill Estates (that requires greater acreage due to on site water and sewer). The water and sewer to the site will be brought in at Harriman Hill’s expense. There will be no cost to the town.
