Is storage space part of Building Common Area in a multi-tenant building? Is storage space Usable if it is for the express use of a given tenant?
Areas that are used for storage, whether above or below grade, are measured just like an Office (or Store in the cases of street frontage), because these spaces could house tenants’ personnel, furniture, files or supplies. If the space is a common storage area available for use by all tenants at no additional charge, than it would be calculated under Building Common Area. If it is for the express use of a given tenant, the storage space would have both a Usable and Rentable measurement.
I have always understood storage space as a common facility for every resident to enjoy. This is often made available on a first come first served basis and there is no specific tenure as well or additional charges. However, designated storage spaces are also readily available at some complexes that serve as an additional alternative which often comes with a price.
