Is Selling Property Yourself Today Easier Than 30 Years Ago?
A couple of days ago, someone posted that selling property wasn’t all that “complex.” I agree some people are capable of doing FSBO sales, but what this thread is about is whether it’s easier today just because there’s information on sales through the Internet. The more I think about it, the more I think the answer is no. First, when prices were lower, it was probably easier to value property. When everything in town sold for under $25,000, you’re not likely to be too far off on value. Today being off $15,000 on a $300,000 house can mean no one looks at your house. I doubt being off $1,200 on a $25,000 house meant that before. Pricing needs to be much more accurate today. Second, the legislatures and local governments have added all sorts of specialized forms, some of which only apply to very small areas. I don’t think any of these, including lead based paint forms, existed 30 years ago. You probably just needed a purchase and sale form, inspection, financing and contingency forms. I t
