Air Conditioners Air conditioners are permitted within Ridgegate. An architectural change form has to be filled (printable from web site, or obtainable from maintenance office), and returned to our On-Site Manager at the maintenance office. The architectural committee will review the proposal and make their recommendations to the Board. Installation of the condenser unit must be in the patio area, preferably on the concrete portion. To protect our roofs from future damage, the Board of Directors approved an architectural rule on February 19, 2007, that no new air conditioner installations will be allowed on the garage roofs. Ridgegate homes with garage-mounted air conditioners installed prior to February 19, 2007, are “grandfathered” and allowed to keep or replace condenser units currently on their garage roof provided there is no intrusion through the roof.
