Is a “pre-closing” inspection included in the cost of the report?
We used to do this, believe it was valuable service to the client, and wish we could still do it. However it is currently the opinion of our insurance carrier (and every major carrier we have asked) that if we reenter a property after delivery of our report we are incurring liability for anything which many have occurred since our inspection, and unless we sign a new contract and perform a complete re-inspection of the entire property to the same standards as the original inspection, our insurance coverage for the original inspection is void. We don’t like this, but there is nothing we can do about it… chalk it up to our increasingly litigious society.
