This is not a binding contract of any form, but is merely a required form mandated by your state, as a means of insuring that you understand the agency relationship in which you are involved. That being said, if you did not sign any ‘buyer agency contract’, you probably didn’t have a buyer agent. Your agent was actually representing the interests of the seller. (Unless CA allows buyer agency without a specific signed agreement.) In any event, absent a signed contract which binds you to this particular agent, you should be free to move on with another agent, EXCEPT in the case of the property you mentioned. Since you wrote an offer and backed out, the agent which you wish to dismiss may well have commission rights in any future purchase of the property on which you made the offer.
