Is a cash settlement being offered to Larkspur in lieu of a Buffer Zone?
No. Public land dedication or cash in lieu in land is unrelated to any buffer zone. One has to do with meeting the developments impact to Larkspurs public land while the other has to do with increased setbacks from property lines. Bear View is willing to supplement the PD Guide to provide additional setbacks from property lines adjacent to residential subdivisions. These buffers will incorporate topography, existing landscaping and increased horizontal distances to provide a meaningful setback.
