In recent home sales, does the SF include basements and all finished areas?
Basements below grade (finished or not) are not traditionally included in square footage values. Finished areas must be contiguous (i.e. no access through unfinished space) and heated/cooled as appropriate for the area. A sun porch without heating/cooling is not included no matter how fancy the finish. All areas should have been finished to code with permits. Some garage conversions are a bit dicey.
