If you have a home to rent and there’s no tremendous line of people waiting to rent, and you find a 3rd grade tenant, are you gonna let it sit?
One of the things that I always tell people is that failure in real estate occurs for only one of two reasons: greed or laziness. Both of them stem from the landlord, not the tenant. In other words, there are a tremendous number of people out there who want to rent houses. There are all kinds of homeownership programs out there to help people buy houses, but still we have a transient society that prefers to rent. The bottom line is that these people need a place to live. They are good people, they will pay their bills. You have to take the time to go and look at them. Many landlords tell me their problems…they’ve never looked! They never pulled a credit report, that’s the laziness side. Or, they get greedy. 3rd grade tenants will pay triple deposits in some cases. They will give me three times the monthly rent before they even move in. Now, I’ve got more money than what it almost takes to rebuild the entire house.
