Yes, even if it comes within rent-a-room (if it is within your main residence), you still have to do a Tax Return. You complete the bulk of the Tax Return as normal, and when you get to the income from property page, you either enter details of income and expenses, but if it comes within rent-a-room, you just tick the box. You do not have to include rental income details in those circumstances.
