How much will an Assessment cost?
A commercial energy assessment is a more complicated and time consuming process than a domestic energy assessment hence the higher fees. The simplest assessments including on-site data collection, desk based research, analysis using approved software, report production and lodgement take almost two days in all. Estimated costs range from £350 + lodgement fee for the very smallest property but can cost as much as £10,000 plus for large complicated properties. Accurate floor plans are required for the assessment and assessor will need to be paid to produce these if they cannot be provided for the inspection. The cost for TWC members depends on the length of the manuscript to be assessed. For current rates information, please contact the TWC office. 2. How should I submit it to you? We require a printed copy of the manuscript, which can be posted to the Centre (to 77 Salamanca Place, Hobart TAS 7000) or delivered by hand if you’re in the area (upstairs in Room E101 on the 1st floor of the Salamanca Arts Centre). Payment should accompany the manuscript – either a cheque, or we can process a credit card payment. 3. What is the process? Writers send their manuscript to the TWC with payment and any accompanying notes or questions for the assessor. We forward your manuscript to one of our assessors and once they have completed the assessment we will forward their written report to you. The turnaround on this process is usually within a few weeks. 4. What can I expect as output from the assessment? The cost depends on the scheme used, the type of service required, and the size and complexity of the development. All of our costs are quoted ‘all-in’, including expenses and BRE certification fees. Fees are based on BRE recommended rates, however Faber Maunsell’s Sustainable Development Group offer discounts for simultaneous assessments of multiple buildings, and for regular BREEAM clients. An average assessment will cost between £2,000 and £4,000.
Licensed assessors will typically charge in the region of £1,500 for certification plus basic guidance, more for larger sites or if you require a high rating and consequently more in-depth guidance. Alternatively, anyone can be trained as an assessor – training is carried out by BRE: two days’ training is required plus the satisfactory completion of a test assessment. This currently costs £950 in total. To be a licensed assessor, you must also pay £350 per year as a licence fee. There are certification fees payable to BRE of £5 per dwelling (minimum £200 per assessment) to cover quality assurance and administration.
