How much is it to replace the center beam under a 10000 square foot house from termite damage?
Your guess sounds fair. It is always best to plan enough funds to cover blowouts. Much depends on how the beam is situated, what’s beneath it and how readily the load can be taken off. If only part of the beam is badly damaged (talk to an engineer, but minor termite hollowing can be accommodated in the planned load for the building) then you really only need to replace/repair the weak section. It is possible to cut and fit a new piece. It is also sometimes possible to laminate a slightly damaged piece with extra timber on both sides rather than replace it. With both of these options the cost falls dramatically. Be sure to apply remedial timber preservative (perhaps a boron) while you’re up there to slow any return attacks.
