Because it is structural, you will need to apply for a permit for structural, and electrical ( for outside lighting, etc.) You will need to find an achitect to draft up the submission drawings. Check with your local Achitectural society for NEW members. They are licensed, but are just starting out. They will be eager to get their name recognized by the county/city planners offices. Try to do as much on your own as possible. This will save you a lot of money. It may be time consuming, but will pay off in nice cost savings. Every time a contractor has to apply for permits, or produce drawings, you pay as much as 20 to 30 % markup!!! Once you have your permits and approved drawings, take the drawings to your local building supply dealer. Most have a materials take off service that is very reasonable.
