How much does an average House survey cost?
Simon’s got the gist of it. But I’m going to to the ‘know it all’ bit here -I’m a chartered surveyor. Your lender (assuming you are getting a mortgage) will instruct their own surveyor to do a valuation for secuity (at your cost of course!) This will involve the surveyor being paid around £100 for a property of around £100,000 but expect them to add on their own charges. A valuer is expected in a typical 2/3 bedroom house or flat to spend around 20 minutes on site. A Homebuyer’s Survey is the middle job, and for the £100k property I’m thinking about I would charge around £250. The RICS (our governing body) says these are suitable for 20th century plus properties ‘of traditional style and materials’. You can ask a surveyor doing one of these to look at any areas of concern you may have. The lender can arrange one of these but my advice is get an independent. It may cost a little more (with the invariable ‘arrangement fee’ not a lot) but you get two sets of eyes looking at the property.
