CMAs are done by local real estate agents and they provide them for free as part of their service to try to get you to list your home for sale with them. Appraisals are done by licensed appraisers. Where I live they typically charge about $250-$350 for most properties. The process is the same as a CMA, comparing your property to similar properties that have recently sold. The difference is like comparing a doctor’s opinion to a nurse’s opinion. Both are valid, both have expertise. One is just recognized as a higher authority.
